Residential Real Estate Sales & Purchases
Residential Real Estate Sales

Services include:
- I will (draft or review - as applicable) the already executed or unexecuted Contract in an effort to define and protect your rights as the Seller of the Property.
- I will (prepare or review - as applicable) title insurance commitment, review the code enforcement lien search and permit search, review the survey (if applicable), and any applicable association and lender estoppels in order to preserve your contractual rights.
- I will (prepare or review - as applicable) the proposed closing documents, including the deed, Seller’s affidavits, Buyer’s affidavit and settlement statement, to confirm that these documents are correct for your transaction.
- I will (serve as the closing agent for or monitor the work of the closing agent - as applicable) as to the disbursement of the Escrow Proceeds and [disburse or confirm correct disbursement of] the closing proceeds to the payees pursuant to the settlement statement.
Residential Real Estate Purchases

Services include:
- I will (draft or review - as applicable) the already executed or unexecuted Contract in an effort to define and protect your rights as the Buyer of the Property and your escrow deposit.
- I will examine the title insurance commitment, code enforcement lien search and permit search, survey (if applicable), and any applicable association and lender estoppels. In addition, if the Property is a single family home, I will review all of the title exceptions in conjunction with the survey to make certain that the home is not in violation of any restrictive covenants. To that end I will make necessary title objections in order to preserve your contractual rights, protect your Escrow Proceeds and confirm that you receive marketable title at closing. After closing I will review the owner’s title insurance policy and mortgagee title insurance policy, if applicable.
- I will examine the proposed closing documents, including the deed, Seller’s affidavits, Buyer’s affidavit and settlement statement, to confirm that these documents are correct for your transaction.
- I will monitor proper coordination of the settlement with your mortgage lender (if applicable) and assist you in confirming that that the mortgage documents comply with the lender’s estimates, and that the closing disclosure is prepared and delivered in a timely fashion.
- I will monitor the work of the closing agent as to the disbursement of the Escrow Proceeds and confirm correct disbursement of the closing proceeds to the payees pursuant to the settlement statement.
Additional Real Estate Services

- Arranging for the listing of the house on the appropriate MLS
